We are BH10 Ltd, a company incorporated in England and Wales with company registration number 12305390. Our registered office is at 2 Cornelia Road, Bournemouth, Dorset, United Kingdom BH10 4FG. We trade under the name “Prestige Hosts” and provide value-added services to owners and guests.

These terms and conditions (“Terms”) apply to your registration as an “Owner” (“you” “Owner”) with Prestige Hosts (“we” “us”) for the provision of our services as detailed in Schedule 1 (“Services”) in relation to your holiday let property (the “Property”).

By registering as an Owner with Prestige Hosts and by continuing to use our Services you confirm that you accept these Terms and agree to be bound by them.

In these Terms, individuals who are acting as guests at an Owner’s property will be referred to as “Guests”. 

Our Services are provided to you in order to complement the booking made by Guests via an agreed booking website, such as (but not limited to) or Airbnb (Agreed Booking Website) for the occupation of the Property on a certain date or dates (“Booking”). We shall take Bookings of the Property on your behalf in accordance with your requirements and instructions as to the availability of the Property on a 6, 9 or 12 month basis (“Booking Period”). By instructing us to let the Property during a Booking Period you agree and accept that we shall be taking Bookings for the Property during this time.

We reserve the right to update these Terms at any time by posting the amended terms on the website (“Site”) or by notifying you by email at which time the updated Terms will come into effect. We will try to give you as much notice as possible if we intend to amend these Terms. By continuing to use our Services you confirm that you accept the current Terms in full as amended from time to time.

Our Services

In consideration for the Charges (as detailed in Schedule 2) we agree to provide the Services as requested by you, with reasonable skill and care and in accordance with these Terms. Please note that we may appoint third parties as part of our provision of Services to you such as cleaners and house keepers.

These terms shall commence on the date of the your signature below and shall continue in force until terminated by you by giving us no less that 6 months written notice such notice shall end on the last day of any agreed Booking Period.

Owner Obligations 

You agree that you will:

provide us with complete, accurate and timely information about the Property, and other information reasonably requested by us or which we consider relevant for provision of the relevant Services, at all times; 

liaise and cooperate fully with us in the provision of our Services;

deliver or provide to us in advance of the commencement of our Services at least three set of keys to the Property. 

respond to any queries or requests which may be made by us;

pay our Charges and any other invoices in accordance with our payment terms;

remove or lock away any expensive and fragile items in the Property and let us know about any particularly fragile or sensitive areas in the Property that you want us to bear in mind;

comply with all applicable laws including Health and Safety Regulations with regard to the let of the Property;

Ensure that the Property and any furniture, equipment and appliances contained therein are safe to use and in a good state of repair;

Provide us with a vacuum cleaner (in good working order), toilet brush, mop and bucket;

Inform us if there are any items which are particularly fragile and mark them as such;

Lock away any expensive, irreplaceable and/or fragile items and any other items which should not remain in the Property for any Booking;

Insure the Property and obtain public liability insurances with a reputable insurer;

not, at any time during or following the provision of our Services, directly or indirectly solicit or entice away (or attempt to solicit or entice away) any employees or contractors of Prestige Hosts, including our cleaners, from our employment or engagement; and

by providing the Property keys to us you hereby permit and allow us access to each of Prestige Hosts’ employees, contractors and agents access to your Property.

Owners wishing to stay at the Property should contact Prestige Hosts as soon as possible and such stay must not interfere with or affect any Bookings. Owners wishing to stay at the Property may do so with the prior written consent of Prestige Hosts but any such stay shall not be for more than 28 consecutive days 

You agree to indemnify and hold us harmless from and against any claims, liabilities, damages, losses, lost bookings and expenses including (without limitation) reasonable legal fees, arising out of, or in connection with, any breach by you of these Terms or arising from any Booking of the Property or from any breach or non-performance of any agreement you may have in place with an Agreed Booking Website.


The Charges for our Services are detailed in Schedule 2.

We will collect payment for Bookings on your behalf and remit the Booking monies to you together (with a Bookings statement) LESS our Booking Fee on the first working day of each month.

Any other Charges shall be invoiced to you and shall be payable by you within five working days from the date of such invoice.

We may charge you interest on any overdue amounts owed to us at a rate of 4% above the Bank of England’s base rate from time to time, provided that the interest rate shall be a minimum of 4% when the base rate is below zero.

Interest shall accrue on a daily basis and shall apply from the date payment is due to the date that payment is received.

For the avoidance of doubt you will not be entitled to withhold by way of set-off, deduction or counterclaim any amounts which you owe to the Approved Booking Supplier against any amounts that you owe to us or vice versa.

The cancellation or termination of a Booking by you shall in no way release you from your obligation to pay our Charges in respect of our Services in accordance with these Terms and any subsequent cancellation fees by approved booking suppliers, unless due to extenuating circumstances which will be at the sole discretion of Prestige Hosts. 

Repairs and Renewals    

We are not responsible for the condition or state of repair of the Property nor the furniture, equipment or appliances contained therein, however we will carry out any ongoing repairs/renewals at the owners’ request. 

However, you agree that in the case of an extreme emergency such as a blocked toilet that we will arrange for essential repairs up to the sum of £500 + VAT. We are not liable for the actions of such third parties who may carry out such repairs and shall have no responsibility or liability to you in this regard. We cannot guarantee that any such repairs will be carried out by a certain date or the availability of any third party.


You may terminate this agreement by giving us at least six months’ written notice which shall end after any ongoing Booking Period. Any and all Bookings within a Booking Period must be honoured. Should you fail to honour Bookings in any Booking Period you shall be liable and responsible for all Charges due to us for any and all Bookings in such Booking Period.

We may terminate this agreement by giving you one month’s written notice.


We will not be liable to you or be deemed to be in breach of these Terms by reason of any delay in performing, or any failure to perform, any of our obligations, if the delay or failure was due to any cause beyond our reasonable control such as (but not limited to) shortages, unavailability, overbooking, severe weather, power or other utility cut-off, burglary, natural disaster, strikes, governmental action or guidelines, terrorism, war, civil unrest or other similar occurrences.

In no event shall we be liable for exemplary, incidental, indirect, special or consequential damages or for any business, financial or economic loss such as lost reputation, lost bargain, lost profit, loss of anticipated savings or lost opportunity arising out of or resulting from these Terms (even if we have been advised of the possibility thereof) and whether such loss arises as a result of breach of contract, tort or otherwise by us or any agent, employee or third party providing services on our behalf except to the extent the foregoing limitation is prohibited by applicable law.

Notwithstanding anything to the contrary herein, subject to any exceptions set forth in applicable law, our liability to you for all losses, damages, and other liabilities relating to or arising out of these Terms and our Services provided hereunder will be limited to the cost of obtaining replacement services or the amount of the Charges payable by you for that Service, whichever is the higher amount.


All intellectual property created by Prestige Hosts in the provision of all and any Services shall remain with Prestige Hosts (including, without limitation, the ownership of copyright in any Property photographs and advertisement wording).

Each of the parties hereto warrants that it has the power to enter into the agreement set out in these Terms and has obtained all necessary approvals to do so.

We shall not be, act as, purport to act as, or be deemed to be, employee or partner of you as to any matter. No partnership, joint venture, association, alliance, or other fiduciary, employee/employer, principal/agent or other relationship other than that of independent contractor shall be created by these Terms, express or implied.

Each party acknowledges that these Terms and any documents referred to therein (each as amended from time to time) contain the whole agreement between the parties hereto and that it has not relied upon any oral or written representations made to it by the other or its employees or agents. Nothing in this clause shall limit or exclude any liability for fraud.

The parties agree that these Terms are fair and reasonable. However, if any provision of these Terms is held not to be valid by a court of competent jurisdiction but would be valid if part of the wording was deleted, then such provision shall apply with such deletions as may be necessary to make it valid and the remaining provisions shall remain in full force and effect and these Terms shall be enforced in such manner as carries out as closely as possible the intent of the parties hereto.

No failure or delay by us in exercising any right or remedy provided by law or under these Terms and no single or partial exercise of any such right or remedy shall impair the right or remedy, or operate as a waiver or variation of it, or preclude its exercise at any subsequent time.

These Terms are governed by and construed in accordance with the laws of England and Wales. And the English courts shall have exclusive jurisdiction to hear any dispute in relation to or arising from these terms.


This includes taking photographs of the Property for advertisement purposes, writing the Property description and advertisement, arrangement of the Property to be advertised on the Agreed Booking Websites and onboarding to the dedicated guest app.  


Prestige Hosts will list the Property on the Agreed Booking Websites such as (but not limited to) Airbnb, and Homeaway

Prestige Hosts will deal with all communication and queries from Guests and provide helpful local information in relation to their Booking and stay.

Prestige Hosts will only accept Bookings in accordance with your booking preferences and requirements.Prestige Hosts will ensure the Guest has a smooth check-in to the Property and are checked out at the end of their stay.


Prestige Hosts will organise for the Property to be cleaned and prepared in between Bookings. Such shall include:

Removal of all rubbish and cleaning of plates and cutlery from every room used by the previous Guest(s) at the Property (if applicable).

Spray clean all visible surfaces at the Property.

Clean the bathroom, sink, toilet etc.Make up the beds being used by the Guest(s) at the Property.

Vacuum the carpets and mop the floors in the main rooms at the Property.

Where such things are not already provided by the Owner, provide essentials such as tea, coffee, sugar, hand wash and toilet roll for use by the Guest(s). This will be charged to you.

Carry out a final visual check to ensure that the Property is ready for the Guest(s).

Excluded Items

For the avoidance of doubt Prestige Hosts shall not undertake the following:

Window Washing
Washing Walls
Furniture TreatmentCarpet Treatment or Deep Cleaning
Cleaning of exterior windows
Gardening & garden shed cleaning
Garden and/or Patio cleaning
Mould and/or bio-hazardous substance removal
Industrial cleaning
The lifting of heavy furniture
Cleaning surfaces above arms reach
Cleaning of heavily soiled areas
Extermination (insects etc.)
Yard work or garage cleaning
Oven cleaning (Deep clean)
Cleaning of items that appear to be broken or are likely to break during cleaning
If any of these services are required Prestige Hosts can arrange for such at an additional cost. Charges available on request.

Schedule 2


£250 (Marketing Fee)
Prestige Hosts reserves the right to charge a £250 marketing fee should you not wish to proceed once marketing of the property has commenced. 


Our Charges for arranging Bookings on your behalf is an amount equivalent to 15% of the total gross Booking price prior to the Agreed Booking Website taking their commission from such Booking (Booking Fee).

Sleeps 10 £55 per Booking
Sleeps 12 £66 per Booking
Sleeps 14 £77 per Booking

Laundry service of additional towels for the pool area or hot tub quoted separately
Any Parking Charges related to visits to the Property at the Owners request and or to carry out Guest check ins shall be at the Owner’s cost and Prestige Host shall invoice the Owner for such costs.

A cleaning fee will be paid by the guest. 

Property Design Consultancy Charges – Advice as to the suitability or design of a Property for holiday lettings available on request.

Unscheduled Property Visits or Ad Hoc Requests – charged at £45 per hour. Also any visits to the property to tend to an issue that has been reported to you but you have declined to remedy will be chargeable.
